Bachelor's Degree from an accredited college/university with major course work in engineering, construction, project management, business administration, and/or a related field (Required)

Sinclair Building Architecture Design (SIN-BAD) is a design-build firm with a focus on custom luxury residences and remodels. We are seeking a results-driven individual to join our team and fill the project manager role, ideally someone with at least ten years of experience in residential construction. Because our firm is small, this position comes with greater autonomy and cross-functional collaboration and will emphasize project management, preconstruction coordination and estimating, hands-on work in the field, and operational initiatives.

The Senior Project Manager is responsible for project budgets, schedules, quality assurance, and compliance with plans, specifications, and relevant building codes. Primarily, this role involves managing, coordinating, and supervising construction processes on numerous simultaneous projects in a timely and economical manner. Project sizes include large single-family residences, new build and renovations, as well as some retail and commercial spaces.

Essential Functions:
Administers and owns all aspects of estimating and bidding new projects.
Develops and monitors project budgets and ensures all work is completed within budgetary restrictions and in accordance with design specifications.
Develops project schedules and ensures work is completed within an established timeline; updates the construction timeline as needed.
Negotiates and administers contracts with subs and vendors using a master agreement.
Ensures all labor and materials are ordered in a timely manner, based on production and installation lead times.
Manages change orders and RFI's, making sure to update the budget as needed.
Develops the scope of work, timeline, and cost estimates during the planning of a renovation or new construction project.
Coordinates with the Senior Architects and Superintendent to ensure plans and specs are accurate, affordable, and adhere to code.
Reviews and approves all vendor and subcontractor invoices; resolves any discrepancies and reviews invoices for completeness and quality of work performed.
Ensures that all necessary permits and approvals are received and that required inspections are scheduled and completed.
Maintains regular, continuous communication with on-site team (Superintendent, Foremen, subcontractors) to ensure quality control and adherence to project schedules/budgets -- in person, via digital communication, and during weekly staff meetings.
Supervises Superintendent and Foreman expenses across all projects.
Delivers ballpark estimates to help leadership close new deals with prospective or former clients.

Practical construction knowledge with the ability to read blueprints and plans.
Strong command of the entire Microsoft Office suite, especially Excel.
Experience using BuilderTrend or Procore.
Versatility, flexibility, and willingness to work within constantly changing priorities with enthusiasm.
Proven ability to reliably meet deadlines.
Interpersonal skills necessary to resolve supplier/vendor issues.
Ability to understand and follow all safety requirements deemed by OSHA and company safety policies, as well as complete necessary safety training.
Commitment to company excellence and high standards of conduct and professionalism.

Additional Desired Skills:
Preferred experience in custom or luxury single-family construction.
Fluent or conversational in Spanish.

Physical Requirements:
Accurately complete detailed forms and reports.
Calculate figures and amounts.
Interpret complex laws, regulations, policies, and building codes.
Ability to perform some physical labor on-site when necessary.
Ability to work independently or as part of a team, as needed.
Travel to local construction sites and endure loud noises and various weather conditions.
Possession of a valid driver's license and a reliable form of transportation that's suitable for the mountainous environment.
